Alibaba, a Chinese Internet giant, and Perennial Holdings, a Singapore-based real estate company, gained approval for plans to create a mixed-use development 63-storey tall on Shenton Way. The new launch condo is known as SkyWaters Residences. The commercial component is call The SkyWaters.

According to documents filed with the Urban Redevelopment Authority (URA), the building can reach 305 meters in height, breaking Guoco Tower’s 284 metre height record. Come 2028, this new upcoming tower will become the tallest building in our city state, Singapore.

305m is the highest building height approved by the URA for developments in Singapore, according to a URA spokesperson on Friday (Aug 5).

Technical requirements and site context determine the allowable building height, she explained. It is mandatory that developments follow the approved plans and guidelines.

AXA Tower, a 50-story building currently occupying the site at 8 Shenton Way in Tanjong Pagar, will be demolished and replaced by the proposed upscale mixed-use development, SkyWaters Residences/The SkyWaters.

Formerly the headquarters of the state investment firm Temasek Holdings, the Treasury Building first opened in 1986.

The Alibaba-backed project may become Singapore’s only 2 buildings taller than 280m when completed. The other building is Guoco Tower which houses the residential component known as Wallich Residences, a super luxurious upscale mixed-use development whose residents include high profile residents like James Dyson.

Forbes reports that the building is scheduled to be completed by 2028. 148,450 square metres of gross floor area comprising restaurant, retail, hotel, office and residential elements will be occupied by the upcoming new mixed-used project. This was granted written permission by the URA on Jul 7. There will also be an underground pedestrian link.

A total of 59%, or 87,967 square metres, of the building’s permitted gross floor area  (GFA) will be used for commercial purposes, while 49,421 square metres will be used for 215 residential apartments offering breathtaking panoramic views.

With 11,775 square meters of floor space, the hotel will house 11 suites and include balconies, an indoor recreation area, and a roof terrace.

As part of its 2020 acquisition of AXA Tower, Alibaba Group will own 50 percent of the property valued at S$1.68 billion.
