Lentor Hills Road has few bids :

On 18 Jan 2022, two Urban Redevelopment Authority (URA) land parcels closed their tenders. This is after the announcement of the 12th cooling measures which came into effect on 16 Dec 2021. The 2 Government Land Sales sites are Lentor Hills GLS Land Parcel A and Jalan Tembusu GLS Land Parcel

The bids by developers were more careful even though they were keen to restock their land banks. Fewer bids came in for the 2 sites as compared to the pre-cooling measures period.

Comparatively, the Lentor Hills Road (Parcel A) site received just four bids as opposed to nine bids for Lentor Central in July 2021.

Hong Leong Holdings, GuocoLand, and TID (a joint venture between Mitsui Fudosan and Hong Leong) co-submitted the winning bid for S$586.6 million (at S$1,060 per square foot per plot ratio / psf ppr).

Additionally, GuocoLand won the site bid for Lentor Central, showing that the developer is keen to develop the Lentor area.

With a gross plot ratio of 3.0, the Lentor Hills Road Parcel A plot can build about 595 new condominium residential units.


Having the Lentor MRT station across the road will enhance the appeal of the site to buyers. Residents can access Thomson-East Coast Line via a 6-minute walk to the Lentor MRT station.

In the future, the Lentor Hills Estate will be a pedestrian-friendly and sustainable community. Several parks and nature reserves will be in close proximity to the new Lentor Hills Road Parcel A development. Added options like F&B, retail and commercial outfits and a childcare centre (of at least 5,382 sqft in gross floor area) will bring convenience to residents of Lentor Hills Parcel A Condo.

Across the street, GuocoLand is building a new integrated development. The established developer won a bid of $784 million ($1,205 psf ppr) last year at the Lentor Central GLS site. The name of this land parcel at Lentor Central is now known as Lentor Modern (previously known as Lentor Central Residences). GuocoLand is planning three residential towers of 25 storeys to come with 600 units, plus a 96,000 square foot commercial podium with F&B, retail outlets and a supermarket. Lentor MRT station opened on 28 August 2021. This development will be integrated into that station. The Lentor Central Residences targets to launch in the 2nd half of 2022.

Amenities and schools:

This site drew few bidders, but retains its appeal due to its proximity to St Nicholas Girls Primary School and Anderson Primary School.

The serenity of the area brings with it a sense of peace and tranquility. Lentor Modern residents will get to enjoy the future linear and hillock parks.

Estimated Launch Price For Lentor Hills GLS Land Parcel A

CBRE estimates the launch price at between S$1,8xx and S$1,9xx psf, based on nearby developments. However, ERA head of research and consultancy, Nicholas Mak predicts a future selling price of about $1,950 – $2,050 psf for Lentor Hill Parcel A Condo Singapore.

The subsequent win of the Lentor Hills Parcel A GLS site allows GuocoLand to come up with a holistic plan to help synergise this new condo with Lentor Modern (previously known as Lentor Central Residences).

There has been no new launches in the Lentor Hills estate for some time. The most recent project, The Panorama, was completed in 2017 with an average price of $1,546 psf while The Calrose, a freehold development which attained its TOP in 2007, transacted at an average price of $1,407 psf. These average prices were from sales transacted in the past one year.

Next on the list of sites up for tender are Pandan Valley in Feb and Dunman Road in Mar 2022.
