Freehold Gloria Mansion Collective Sale:

Gloria Mansion en bloc site in Pasir Panjang was acquired through en bloc by Fraxtor Capital and a group led by real estate experts brothers, Teo Teck Weng and Daniel Teo. Property developer Hong How’s managing director is Daniel Teo. The reserve price was $69 million while the collective sale was done at $70.3 million.

In the wake of the latest round of property cooling measures on 16 Dec 2021 comes this first full-scale residential en bloc sale. Gloria Mansion is situated at 292 Pasir Panjang Road. It comprises 31 apartments seated on 45,742 sq ft of land and comes with a 1.4 plot ratio. Its gross floor area (GFA) of 64,039 sq ft is calculated without balcony.

This is freehold Gloria Mansion’s 2nd en bloc attempt. This first collective sale was in June 2018 with an asking price of S$79 million. Strata AMC is the sole marketing agent for the Gloria Mansion.

In June last year, Mr Daniel Teo led a group of investors to purchase an old bungalow for $43.8 million at 21 Mount Rosie Road, which will be converted into landed homes.


Pasir Panjang is located close to the upcoming Greater Southern Waterfront where spanking new developments coupled with shopping, retail and F&B options will complement the waterfront concept.

The new condo to be built in place of Gloria Mansion will only be an 8-minutes’ drive to the largest shopping mall in Singapore, Vivocity and another 3 minutes drive to Singapore’s island resort, Sentosa.
