With inflation and the rising cost of land sales, land costing below S$1,000 psf ppr may fast be history.
Two recently fully sold new condo launches are Midwood and Dairy Farm Residences. Take up rate has been robust. A recently awarded GLS site in Nov 2022 at Hillview Rise (behind Midwood condo) saw Far East and Sekisui House winning the bid at S$1024 psf ppr. Approximately six plots of land could be developed into residential units within the Dairy Farm Estate, giving The Botany condo launch an early-movers advantage.
